FREEHOLD INDEX · DATA

Data sources

Every figure comes from registrations with the Dubai Land Department, published as open data via Data.Dubai.

What we use

  • Sales: sales registered with the Dubai Land Department.
  • Leases: new rent contracts registered through Ejari. Renewals are not used for market rent.
  • Reference data: the Dubai Land Department's lists of areas, projects, buildings and units, used to match each registration to a property.

How often it updates

Estimates update after each data load, and each figure carries the date of the data behind it. The Dubai Property Index ratings change once a month, when the data passes a month end.

The 12-month window

Estimates and ratings use the latest 12 months of registrations, currently 1 Oct 2025 to 30 Sep 2026. The details are in How the rating works.

What we leave out

  • Asking prices and portal listings. Only registered transactions are used.
  • Off-plan sales, bulk deals and prices outside a plausible range per sq ft.
  • Lease renewals, which are capped by regulation and sit below the market.

An estimate from registered transactions, for information only. Not a valuation, and not for lending or legal use. Not financial, legal or investment advice. For a formal valuation, use a RERA-registered valuer.

Actual values and rents vary by unit, floor, view, condition and timing.
